A delivered lead is the seller's own answers, the verbatim consent record, and short intake notes. Everything below is fictional.

- Never contingent on closing — the fee is for the introduction, whether or not you buy.
- Only delivered leads are billed. Spam and dead submissions are removed by a person before delivery.
- Invoiced for delivered leads; payment terms are confirmed in writing when you sign.

Why the name you type in the application matters.
Your name, before they submit
The seller reads your company's exact name in the authorization and ticks it. The server records the text they saw, word for word, with the time, IP and browser — and refuses the submission if the names on screen don't match the names on record.
Each lead goes to one buyer, once
A lead can only be delivered to a company named in its own consent record, and once delivered it is final. It is never resold, recycled into a list, or passed to anyone the seller didn't authorize.
No transferred consent
If you join a state later, leads captured there before your name was on the form are not yours — and never anyone else's who wasn't named either.
State exclusivity
Want to be the only buyer named in a state? Say so in your application; it's arranged per state, in writing.
Phone and email only
Sellers authorize contact by phone and email. They do not authorize text messages, and we don't sell SMS consent. How you call is your responsibility under your state's rules.
We're not brokers
Isla Tech captures and introduces. You buy as a principal; we don't represent anyone, negotiate, or take part in any sale.

Questions buyers ask
Where do the sellers come from?
From our own state pages at islatechpr.com/land — found through search and our own posts. Sellers come to us; we don't buy, rent or scrape seller lists, and we don't cold-call landowners.
How many leads will I get?
We don't promise a number. Land USA is new and volume depends on the states you pick. You're billed only for leads actually delivered to you, so there's no volume risk on your side.
Can I get leads captured before I joined?
No. A lead can only go to a company named in its own consent record. That rule is what makes the leads you do get clean to call.
What if another buyer is also named in my state?
Each lead is still delivered to one buyer, once. If you want to be the only buyer named in a state, ask about state exclusivity.
Do you work in Puerto Rico?
Yes, separately: Terrenos PR names a licensed Puerto Rico broker, as local law requires.
Isla Tech LLC is NOT a real estate broker or agent and does not act as an intermediary in any transaction. We do not represent buyers or sellers, do not negotiate terms or prices, and receive no commission from any sale. This is a free connection service: with your permission, we share your information with the land buyer(s) named on the form, who contact you directly and purchase property as principals. Land buyers pay Isla Tech a flat fee per delivered introduction, never a commission and never contingent on a sale. You may request deletion of your data anytime at info@islatechpr.com.
