Condo management that answers its own phone.
One platform for the board, the administrator and every resident — dues and clean books, work orders that keep moving, a bilingual resident portal and app, and board records a lawyer would be happy to see. With an AI assistant included in every plan, not sold back to you as an add-on.
The AI underneath this isn't a roadmap slide. The same assistant rails — phone line, chat concierge, email engine — run a real Puerto Rico business in production today, answering guests in English and Spanish around the clock. Isla Tech Mgmt points those working rails at your community.
Four jobs, one system.
Money that adds up
Dues billed and tracked per unit, collections visible at a glance, delinquency aging that no longer lives in a spreadsheet, and board-ready reports pulled from the same numbers the residents see.
Work that keeps moving
Work orders with owners, vendors and deadlines. Violations, inspections and preventive maintenance on a schedule. Nothing waits in a WhatsApp thread nobody scrolls back through.
Fewer questions reach you
Residents report, book and ask in one branded portal and app — online dues payments land with the founding cohort. The AI answers the routine — pool hours, payment status, "when is the assembly" — in English or Spanish, and routes the rest to a human with the context attached.
A paper trail that holds up
Announcements, convocatorias, actas, votes and documents in one place with a clean history. When a decision is questioned two years later, the answer is a link, not an archaeology project.
Included. Not an add-on.
Most condo platforms treat AI as an upsell — a dollar sign on the pricing table, next to an inbox that's still "coming soon." We built this the other way around: the assistant is the core of the product, and it's already answering phones for a living.
Per door. Per month. That's the whole formula.

Most platforms in this industry earn quietly on payments — convenience fees on every card payment, e-check charges, line items nobody saw on the pricing page. Ours are the pricing page. When online dues payments ship soon, this is the whole fee schedule:
Founding-cohort numbers, and a standing rule: the fee a resident sees at checkout is the fee printed here — one number, every surface. Residents always keep a no-fee way to pay.
Three steps to a quieter inbox.
Frequently asked
What does it cost?
Per door, per month: Sol $1.25 ($59/mo minimum), Vista $2.00 ($99/mo minimum), Cima $3.00 ($149/mo minimum). That's founding-community pricing, locked for the first cohort. No setup wizard fees, no per-module maze — and the AI assistant is included in every plan, never a paid add-on.
Is the AI really included? What does it actually do?
Included, every plan, full stop. It answers residents' routine questions — payment status, amenity hours, assembly dates, "who do I call about the leak" — in English or Spanish, whichever the resident used. On Sol it works chat and email; Vista adds a dedicated AI voice & text line for your community; Cima unifies voice, text and email into one manager inbox where the AI drafts and a human approves. Anything it can't answer becomes a ticket with the context attached — it never guesses at board decisions.
What's live today and what's still being built?
The AI rails — phone, chat, email, bilingual — run a real Puerto Rico business in production right now; that part is deployed technology. The condo-specific modules are built and hardened with the founding cohort — the "soon" tags mark the pieces that land last. We'd rather under-promise here and over-deliver in your building.
Self-managed board or management company — which is this for?
Both. Sol and Vista are shaped for self-managed boards and single-community administrators. Cima is shaped for management companies running a portfolio: white-label branding, per-community books, and one view across every property. If you're not sure, say so in the form — fit costs nothing to check.
Does it work in Spanish?
Everything resident-facing is bilingual, and the AI matches each resident's language automatically. Board-side screens are English-first with Spanish document support. This is built in Puerto Rico, for Puerto Rico — Spanish is not an afterthought here.
Is it built around Puerto Rico condo law?
It's built around Puerto Rico condo practice — bilingual notices, convocatorias, actas, vote records, and the paper trail a junta actually needs. We're not a law firm and this isn't legal advice, but the workflows won't fight the way your community already operates.
How do payment processing fees work?
Straight answer, since this industry mostly buries it: paying online carries a small convenience fee, paid by the resident who chooses that method — $1.95 flat for a bank transfer (ACH e-check), 3.5% for a card. Paper checks and cash cost nothing to record, so there is always a no-fee way to pay. The association's per-door software price never changes with payment volume, and the fee a resident sees at checkout is exactly the fee printed on this page. Online dues payments ship with the founding cohort.
How do we start?
Send the form below. You'll get a personal reply within a day, a short call about your community, and a plain-language proposal. Onboarding is done by the operators — we load your units, residents and documents, you review, and the community goes live typically within a couple of weeks.
Your community's numbers, in plain language.
We're onboarding a small founding cohort of Puerto Rico communities — few enough that the operators load every building personally. Tell us about yours; we'll reply with what it would cost, what goes live first, and what "soon" means in dates, not vibes.
Locked pricing for as long as you stay, personal onboarding by the operators, a direct line to the people who build it, and real input on what ships next. No long contracts.
