PK Stays · by Isla Tech · Puerto Rico · for hosts and managers with 1 to 10 places

Your Airbnb, Vrbo and Booking.com calendars in one view. Your own booking page beside them.

Rent an e-bike, a kayak or a snorkel set next to the casita, in the same checkout — no other vacation-rental software can. Coquí answers your guests in English and Spanish. Built in Puerto Rico: Spanish everywhere, the PR room tax set up for you, a 30-minute call with the founder. Payments on your own Stripe, no commission. And it costs less. Y en español, siempre.

Who this is for · para quién es

Four kinds of people. If you are one of them, this page was written for you.

Puerto Rico first: Culebra, Vieques, San Juan, the whole island. The PR room tax set up with you, Spanish everywhere. Eleven places or more is a call, not a plan.

Who you are · quién eres

Two kinds of people run places to stay. The page reads differently for each.

You list on Airbnb and you are done learning systems. Fair. So we do the next part with you: we put you on Booking.com and Vrbo — the sign-ups, your listing copied from the Airbnb one, the calendars connected — and PK keeps every calendar in step by calendar link. Your own booking page takes the direct bookings, on your Stripe, with no commission.

  • One view of every booking from every site, synced every 30 minutes.
  • Your booking page at islatechpr.com/pk/s/your-place — and a widget for a site you already have.
  • Gear next to the stay: an e-bike, a kayak, a cooler, a class, in the same checkout.
  • Culebra and San Juan hosts: a free listing in the Todo Culebra app guests already use. Listed is free; ranking never moves for money.

Start where you are · empieza donde estás

Is your rental already listed?

Pick the site you use today. The first calendar step already shows where that site keeps its calendar link, so the connection takes a minute, not an afternoon.

One calendar · un solo calendario

Every booking, from every site, in one view.

Paste the calendar link (iCal) from Airbnb, Vrbo or Booking.com once per property. Their bookings show as holds in PK, and PK's bookings go back to them through a calendar link of their own. Synced every 30 minutes, with "last synced" on the screen. A clash never passes quietly: you get a message with the two bookings side by side.

Each property, its own calendars

  • ImportAirbnb, Vrbo, Booking.com — one link each, per place.
  • Exportislatechpr.com/pk/cal/your-place.ics, which those sites read back.

Only dates travel

  • What syncsBooked and blocked nights, both ways.
  • What does notPrices, photos and text do not go to Airbnb from here. We say so because others let you believe otherwise.

When two bookings collide

  • You hear about itA message with both bookings and buttons for what to do next.
  • Never silentlyNo booking is cancelled or moved by software.

Your booking page · tu página de reservas

A booking page of your own, at islatechpr.com/pk/s/your-place.

Guests pick dates first and see what is free; then the nightly total with the cleaning fee, the tax line and the minimum nights, before they type anything. Your photos shown whole, your brand colour, one line about the place. Two languages, English and Spanish, written by people — Lodgify lists 32, machine-translated; if your guests need a third, we are not the fit yet.

What you set

  • Photos, colour, wordsNo page builder to fight. Two or three looks to pick from.
  • Your own domainLater, pointed at your page; we do not register domains for you.

What guests get

  • The price before the formNights, cleaning, tax, add-ons — one total, nothing hidden until checkout.
  • A request or a bookingYour choice: confirm each one by hand, or let paid bookings land.

The part no one else has

  • Gear in the same checkoutTwo e-bikes for the stay, a kayak for Saturday, from the gear catalog you keep in PK.
  • Not on the page yetGuest reviews. We add them once there is a post-stay review ask worth the name.

Your own website · tu propia página web

One line of code puts booking and payment on the site you already have.

Squarespace, Wix, WordPress, the page your nephew made: paste the line where the "Book" button should be. The calendar and the booking open on your site; the payment opens in Stripe's own window. Change a rate in PK and the widget shows it.

Rates, fees, taxes · tarifas, cargos, impuestos

Nightly rates, cleaning fee, minimum nights, coupons, add-ons — on your page and in your widget.

Set them once; they apply to your page and the widget. They do not travel to Airbnb — only dates do — and we will not pretend they do.

Rates

  • A nightly rate, and a weekly oneLength tiers, the way the gear side already prices a day and a week.
  • Weekend and season ratesFriday and Saturday, high season, the holidays — in the first build step.
  • Minimum nightsTwo by default; yours to change per place and per season.

Fees and extras

  • Cleaning feePer stay, shown before the form.
  • Add-ons from your gear catalogE-bikes, kayaks, a cooler, a class — priced per day, in the same checkout.
  • CouponsA code, a percentage or an amount, dates it works.

Taxes, the Puerto Rico way

  • The room-tax lineOn your page as its own line, not a generic sales tax. Who remits it on direct bookings is a question for your CPA; we set the line up with you on the call. Airbnb collects on its own bookings.

Not here

  • Dynamic pricing, smart locks, cleaner scheduling, Google Vacation RentalsNot in PK Stays. If one of them is the reason you are shopping, say so on the call and we will tell you honestly where to go.

Payments · pagos

Payments go to your Stripe account. We never hold your money. No commission.

You connect your own Stripe from the workspace (a new one takes ten minutes). Every direct booking lands in it, and the payout schedule is Stripe's and yours. PK charges a flat monthly price and nothing per booking.

How a guest pays

  • Deposit at booking, balance before arrivalTurned on after a $1 test with us, so nothing charges by surprise.
  • Request mode firstA direct booking is a request you confirm, until you want it automatic.
  • Cash or ATH MóvilA booking you add by hand in the workspace, marked paid and how. Recorded, never charged.
  • In personTap to Pay on your phone or a Stripe reader, on the same Stripe account, no PK fee.

Paper

  • Confirmation emailsTo the guest, from your name, when you say so.
  • Guest invoicesA PDF per booking, with the tax line.

Not at launch

  • Card holds for damagesNot yet; a deposit you refund is the honest version today.

Coquí · la IA que contesta

Coquí answers your guests on your page — and on your own phone line — in English and Spanish.

Where is the key, is there parking, can we check in at noon, is the 14th free: Coquí answers from your own records — your rates, your calendar, your house notes — and hands you anything that needs a person. Airbnb messages stay in Airbnb; Coquí works your own channels: the booking page, WhatsApp, texts and calls, and shows every conversation in one place.

On Grow and Scale

  • Chat on your booking pageQuestions answered, dates checked, the booking started, in the guest's language.
  • Drafts you sendCoquí writes the reply; you tap send.

What it will not do

  • Touch money on its ownA refund or a charge reaches you as a question with buttons, never as a surprise.
  • Read your Airbnb inboxIt cannot, and we do not pretend it can.
$49a month, flat

The Coquí line for hosts. A phone number of your own, answered 24 hours in English and Spanish: calls, texts and WhatsApp, for up to 10 places, on Grow and Scale. Guests hear your hours, your directions, your rules; you get a message when it matters. No buy-in, no per-minute charges; cancel by turning the forwarding off. Your PK plan is half price while the line is on. Nothing is charged until you approve.

Lodgify's plan names and prices are from lodgify.com/pricing and its calculator as read on October 11, 2026 (1 property, USD: Basic $14 · Starter $26 · Professional $58 monthly / $47 yearly · Ultimate $85 / $68; at 10 properties Professional $231 / $185, Ultimate $307 / $245; 0 % booking fee; 7-day trial; onboarding from Starter up) — check their page before you compare; they change. Their Basic is a calendar connector without a website, which is why there is no PK plan beside it.

Questions · preguntas

Asked before you did.

Does it sync with Airbnb?
By calendar link, yes: Airbnb's nights show as blocked in PK within 30 minutes, and PK's bookings show as blocked on Airbnb after its next read of your PK calendar link. Only dates travel. Your prices, photos and text do not go to Airbnb from here. Anyone who tells you otherwise about a calendar link is selling something.
Do you take a commission?
No. Payments go to your own Stripe account; PK never touches the money. You pay the flat monthly price of your plan, nothing per booking.
What about the Puerto Rico room tax?
Your page shows the room-tax line as its own line, not a generic sales tax. The rate and who remits it on direct bookings is a question for your CPA — we set the line up with you on the call. Airbnb collects on its own bookings.
Can I rent gear next to the stay?
Yes — that is the point. E-bikes, kayaks, snorkel sets, a cooler, a class: priced per day in the same catalog, booked in the same checkout as the nights. A bike shop can add a room; a host can add a kayak. One workspace, one page, one sign-in.
Is there an app?
Your workspace works on your phone, in the browser, the day you sign up. There is no app store listing, and we will not say "download our app" until there is something to download. Culebra and San Juan hosts get something better for guests: a free listing in the Todo Culebra app they already use. Listed is free; ranking never moves for money.
How does setup work?
Sign up, paste your calendar links, set your rates. Then a free 30-minute call with the founder, on every plan — he runs it himself. If you would rather we did the whole thing, Concierge Setup is a one-time price we quote on that call.
I manage places for other owners. Where are my statements?
On Scale, and they are the first thing we build after the door opens: one page and one PDF per owner per month, in your brand, from the bookings PK already holds. Until they exist, this page will say "later" next to them, not "included".
